Scaffolding FAQs: Costs, Rules and How the Job Works

The questions we get asked most, answered properly rather than deflected to a contact form. Costs, permits, safety standards, hire periods and temporary roofs, written for Cornwall.

Costs and quotes

How much does scaffolding cost in Cornwall?+
A scaffolding price is built from three parts rather than one rate: putting it up, the hire period it stays for, and taking it down again. Height, lift count, how many elevations are boarded, how close a wagon can get and whether a temporary roof is needed all move those three parts. Every job is quoted free and priced individually.
What do scaffolders charge per metre?+
Metre rates exist inside the trade as an estimating tool, because materials are counted in tubes, boards and metres of frontage. They are not how a customer's job is priced. Two ten-metre frontages can need very different structures depending on height, ground conditions and access, so the figure that matters is the quoted price for your scaffold, in writing.
What is included in a written quote, and when do extras apply?+
Your quote sets out the structure specified for the job, the erection, the hire period it covers, the dismantle, and any pavement or highway licence needed to stand it. It also names up front the things that would change the price: an overrun past the hire period, a change to the scope, ground or access conditions found on site, and any adaption while the scaffold is up. No extra work starts until its price is confirmed in writing and you have agreed to it.

Rules, permits and safety

What is the 3 to 1 rule for scaffolding height?+
It is a stability rule for free-standing scaffolds, meaning ones not tied into a building. The height should not exceed roughly three times the minimum base width, because past that the structure becomes liable to overturn. Beyond the ratio it needs tying in, buttressing or a bespoke design. Most scaffolds on a house or a shopfront are tied.
Are you allowed to work on a roof without scaffolding?+
The law does not name scaffolding. The Work at Height Regulations 2005 require the risk to be assessed and the right equipment chosen, working down a hierarchy: avoid the work at height where you can, prevent falls with collective protection such as an edge-protected platform, then minimise the consequences. Duration, materials and how fragile the covering is decide where your job sits.
What does TG20 compliance actually mean?+
TG20 is the technical guidance for tube and fitting scaffolds published by the NASC. It sets out configurations already checked for loading, bracing and tie patterns, so a standard scaffold can be shown to be compliant through a TG20 compliance sheet, and anything outside them needs a bespoke design. In practice it means the scaffold is specified for its loads rather than assembled by eye.
What is SG4 and why does it matter?+
SG4 is the published industry guidance on preventing falls while a scaffold is being erected, altered and dismantled. It governs how the gang protects itself as the structure goes up, before there is a finished platform to stand on. It matters because the most demanding part of the job is worked to a written standard rather than to habit.

How the job works

How long can scaffolding stay up?+
There is no fixed limit. A scaffold is quoted for an initial hire period that matches your programme and stays as long as the work needs, provided it is inspected at the required intervals and any pavement licence stays current. Extensions are ordinary and are agreed and priced in writing before the period runs on, never billed afterwards.
What happens if bad weather delays the job?+
Scaffolding goes up in most Cornish weather, but there is a point in the wind where handling boards and tubes at height stops being safe, and work pauses until it passes. If a delay pushes past the hire period, the extension is priced in writing like anything else. A temporary roof takes most of that risk away from the trades underneath.
Do you tag the scaffold and inspect it weekly?+
A scaffold used for construction work is inspected before first use, after any alteration, and at intervals of no more than seven days. We provide scaffold tags and a handover certificate on request at no charge. Inspections during the hire can be arranged and are priced with the job, so you know what is covered before it goes up.

Domestic scaffolding

Do roofers do their own scaffolding?+
Some do, most bring in a scaffolder. That gives you two models: your roofer subcontracts the scaffold and carries it inside his price, or you contract the scaffolder directly. Both work. What matters is knowing who erected the structure, whose public liability sits behind it, and who you ring if it needs adapting mid-job. See domestic scaffolding.
Do I need to tell my neighbours or my insurer?+
If any part of the scaffold stands on, oversails or is reached across a neighbour's property, you need their agreement before it goes up, and on a terraced street that is worth raising early. Most home insurers want to be told about the building work rather than the scaffold itself, so check your policy wording when the job is booked.

Commercial scaffolding

Is there a national shortage of scaffolders?+
Scaffolding is a qualification-led trade where operatives train through recognised card schemes over a period of years, and recruitment nationally has not kept pace with construction demand. For a buyer that shows up as lead time rather than a shortage of firms to ring. The practical answer is to book the scaffold when you book the trade working off it.
Do you offer scaffolding for hire to other trades?+
Yes. Roofers, builders, renderers and main contractors are a large share of the work, taken as single hires or a running arrangement across several jobs. Temporary roofs and specialist work

How much does a temporary scaffold roof cost?+
More than a standard scaffold, because it is a designed structure rather than an access platform. The supporting scaffold carries the beams, the sheeting and the wind load acting on a large covered surface, so span, roof area, the beam system and the height it is flown at all drive the price, along with how long it stays up.
How do roofers get on the roof without scaffolding?+
The usual alternatives are a mobile scaffold tower, a powered access platform such as a cherry picker, or a roof ladder hooked over the ridge, and each has a place on short, low-risk work. What rules them out is duration, materials moving up and down, an eaves edge that needs protecting, or a fragile covering underfoot.
What is a dead shore and when do you need one?+
A dead shore is temporary vertical support that carries the weight of a structure while the load path beneath it is removed or rebuilt. It holds the floors and roof while a chimney breast comes out, a load-bearing wall is taken down or a new opening is formed. We provide dead shoring alongside scaffolding, specified to the load it carries.
