What Domestic Scaffolding Is, and When You Need It

Domestic scaffolding is a temporary working platform erected against a house so a trade can work at height safely. It is built from tube, fitting and board, tied into the building, fitted with guardrails and toe boards, and struck when the work is done. On a home it is usually needed for a re-roof, an extension, rendering, painting or chimney work.

Nobody buys scaffolding because they want it. You are buying it because the roofer or builder cannot start without it, and because a ladder will not carry a fortnight of work on a Cornish gable.

What you want from it is simple: up on the promised day, safe while your trades are on it, kind to the ground it stands on, and gone when you are finished.

Frequently asked questions

What do scaffolders charge per metre?+
Domestic scaffolding is priced per job, not per metre. The cost moves with lift count, elevations boarded, access for the wagon and how long you need it. Ask for a written quote with the scope on it, not a rate.
Are you allowed to work on a roof without scaffolding?+
There is no blanket ban, but the Work at Height Regulations 2005 require the right access for the risk. A short inspection may be fine from a tower or ladder. Time on a roof, moving materials or a fragile surface needs an edge-protected platform.
Do roofers do their own scaffolding?+
Some do, most subcontract it to a scaffolding company. Either arrangement works, provided whoever supplies the structure is competent and properly insured. If your roofer is arranging it, ask who will actually erect it, what public liability sits behind it, and whether it will be tagged and handed over.
How long can scaffolding stay up?+
As long as you need it, provided it stays inspected and any pavement licence stays current. The quote states the hire period the price covers, and an extension is agreed and priced in writing before that period runs on, rather than billed to you afterwards. Jobs overrun for ordinary reasons, so tell us early.
Do I need a licence for the pavement?+
If any part of the scaffold stands on the pavement or the road, Cornwall Council requires a licence for it. We apply as your contractor and have it in place before erection, so the job is not held up on the day. The cost sits in your written quote rather than appearing later.
Will it damage my garden, driveway or conservatory?+
Not if the ground is agreed first. We walk the elevation with you before anything is booked, decide where base plates and sole boards sit, and spread the load across block paving, lawns and soft ground. Conservatories and glazed extensions are bridged over rather than loaded, and planting is worked around.
Do I need to be at home?+
Not on erection day, as long as we can reach the elevations and get the gear in. It does help to be there for the first look, so access, base positions and anything you want protected are agreed with you rather than decided for you. After that, most people leave us to it.
Is the scaffolding inspected and tagged?+
Under the Work at Height Regulations 2005 a scaffold in use is inspected before first use, after alteration and at intervals of no more than seven days. We provide tags and a handover certificate on request at no charge, and inspections during the hire can be arranged.
