What Heritage Scaffolding Is, and When You Need It

Heritage scaffolding is access designed around a historic structure rather than imposed on it, where the tie method, the load path and the erection sequence are chosen so that original fabric takes nothing it should not. In practice that usually means standing the scaffold on its own, buttressed or ballasted, rather than drilling into two-hundred-year-old stone.

We take this work as a specialist subcontractor. Main contractors, conservation builders and restoration firms hold the contract and bring us in for the access.

Ten years in scaffolding, Advanced Supervisor qualified, with a working history on structures where the access carried the job. Can you scaffold a listed building or a property in a conservation area?+
Yes, as a subcontractor to the contractor holding the job. The access is designed around the fabric: free-standing or ballasted where the masonry cannot be tied into, and a sequence agreed with your design team. Ballast, tie positions and the erection order are settled before we arrive rather than negotiated on site, which is what keeps a programme intact on a fabric-sensitive elevation.
Do you work as a specialist subcontractor on heritage projects?+
That is how we take this work. Main contractors, conservation builders and restoration specialists bring us in to design, erect, adapt and strike the access under their programme. We do not take listed building work direct from owners. The work is TG20 and SG4 compliant, Jordan holds Advanced Supervisor, and we carry £10m public liability, twice the £5m most contracts specify.
How do you tie into historic masonry without damaging it?+
Wherever the fabric will not take an anchor, we design so it does not have to: free-standing, buttressed or ballasted, with the load carried through a widened base. Where ties are agreed, they go into sound mortar joints rather than stone.
Do you need listed building consent for scaffolding?+
Scaffolding is temporary, so on its own it does not usually require consent. The works it gives access to normally do, and consent becomes relevant where fixings go into historic fabric. Applying is the building owner's responsibility, handled in practice by the main contractor or architect.
Can you handle fragile roofs and birdcage scaffolds?+
Yes, and on historic roofs it is usually the reason we are called in. Original slate, lead and pantile will not take foot traffic, so the covering is worked over a crash deck rather than off the roof itself. Where the work is internal, to a ceiling, vault or roof structure from below, a birdcage is built inside the building with the loading spread across what the historic floor can genuinely carry. Both get set out with your conservation officer's conditions in hand.
Have you worked on major heritage structures?+
Jordan's experience includes South Crofty tin mine and the Hayle viaduct, along with the Dawlish rail reconstruction and Lloyds Bank in Bristol, as a subcontractor to larger companies. That is structural access on infrastructure and heritage fabric, which is a different discipline from domestic scaffolding and the reason main contractors bring us onto this kind of elevation.
