What Commercial Scaffolding Is, and When You Need It

Commercial scaffolding is access built for work on a business premises, a public-facing building or a construction site, where the structure has to carry trade loads, stand for the length of a programme and keep staff, customers and the public safe underneath it. It carries a documentation set the domestic equivalent does not: a design or TG20 compliance sheet, risk assessments and method statements, and a handover record.

The buyers are contractors, site managers, managing agents and landlords, and the questions are the same every time. Is it compliant. Can it go up without shutting us. Will it be there when the programme says. Is the cover right. All four are answerable in one visit and one written quote.

Under the Work at Height Regulations 2005 the duty sits with whoever controls the work, which is why the paperwork behind a commercial scaffold matters as much as the steel in it. What is the 3 to 1 rule?+
For a free-standing scaffold, the height should not exceed roughly three times its minimum base width. Beyond that it needs tying into the structure, buttressing or a bespoke design. Most commercial scaffolds are tied, and the tie pattern is part of the design we quote.
Is there a national shortage of scaffolders?+
Skilled scaffolders are in short supply nationally, which shows up for a buyer as lead time rather than a shortage of firms to ring. Scaffolding is a qualification-led trade and training an operative takes years, so capacity does not appear quickly. We run four people and two gangs from the Penzance yard, and you get a date once we have looked at the job.
Do you provide RAMS and TG20 compliance sheets?+
Yes. Risk assessments and method statements come with the quote, along with a TG20 compliance sheet where the scaffold sits inside a standard configuration and a bespoke design where it does not. Tags and handover certificates are provided on request at no charge.
Can you work out of hours?+
Yes. We work 08:00 to 19:00, seven days, so erection and dismantling can be scheduled around trading hours, deliveries or a quiet Sunday rather than forcing a shutdown. Planned adaptions can be booked the same way once the scaffold is up. Tell us the window that suits the premises and it goes into the quote.
Can you scaffold over a shopfront or walkway?+
Yes. Where the public passes underneath we build a pedestrian gantry or a protective fan, with debris netting, lighting and signage to suit the site, so the footway stays open and the premises keeps trading. Anything standing on the pavement or the highway needs a Cornwall Council licence, which we apply for as your contractor before erection.
What insurance do you carry?+
£10m of public liability. Most commercial contracts and pre-qualification questionnaires specify £5m, so cover at double that level clears main contractor and managing agent requirements without a conversation. The certificate is available on request and goes out with the quote where a client asks for it up front.
Can you work as a subcontractor to a main contractor?+
Yes, and it is a large part of what we do. Jordan's own experience includes the Dawlish rail reconstruction, South Crofty tin mine, Hayle viaduct and Lloyds Bank in Bristol, all as a subcontractor to larger companies, so principal contractor paperwork, site inductions and programme discipline are familiar ground rather than something learned on your job.
How is a long-term commercial hire priced?+
Erection, the hire period, planned adaptions and dismantle are priced as separate lines, so you can see what a longer programme costs before committing rather than reading one figure. Extending the period is agreed and priced in writing before it runs on, and adaptions requested mid-programme are quoted the same way.
